Electrical work arrives three ways. A fault that needs answering today, a certificate with a date on it, and an install someone has been thinking about for a month. Each one is found differently.
Local SEO and Google Ads for UK electricians, covering all three. Most firms market for the fault calls and let the other two turn up on their own.
A 20-minute call, then your snapshot within 24 hours.
Four things happening on the results page before anyone calls.
01
There is no public register of electrical condition reports in England. The copy sits with you, the landlord and the tenant, and two of those three change hands. When the five years are up the landlord searches as though they have never had one done. You did the work, you hold the date, and the job goes to whoever ranks that morning.
02
In a west London map pack checked in September 2026, the second listing had 15 reviews and the third had 83. Reviews matter, but they are not what orders the three. Proximity to the searcher, the primary category on the profile and how complete that profile is all come first. A strong review total does not rescue a listing filed under the wrong category.
03
On the same search, Google put a row of directory links above the map results. TrustATrader, Checkatrade and Yell, each offering a list of electricians, sitting between the searcher and the first actual business. Getting into the map pack is what puts you back above that row. There is no version of this where you outbid it.

A condition report is a legal requirement, so the buyer treats it as a box to tick and rings three numbers for a price. Nothing on the results page tells them why one electrician is different from another. The firms that escape this are the ones the landlord already knows by name, which is a visibility problem before it is a pricing problem.
Electrical work is not one funnel. One arrives in minutes, one arrives on a date you could have known in advance, and one is researched for weeks.
"emergency electrician near me" · "no power in house" · "fuse box keeps tripping"
Decided before the page is scrolled. The caller wants someone who answers and can come today, and will not compare three firms to get it.
Map pack and Google Ads The three map results take most of these. Ads cover the hours and the outlying areas your ranking has not reached. Both depend on your profile hours being right.
"EICR near me" · "landlord electrical certificate" · "electrical safety certificate cost"
The only electrical work with a deadline attached. Rented homes in England need a condition report at least every five years, so the demand sits on a calendar. Weather has nothing to do with it.
Local SEO, and your own records Ranking for the certificate terms catches the landlords who search. The ones you have already tested are a separate job, covered below.
"ev charger installation cost" · "consumer unit replacement" · "house rewire cost"
Worth the most per job and researched the longest. Read over several visits, with cost pages and finished work doing the convincing before anyone rings.
SEO content Pages for the specific install, so you are in the shortlist while the research is happening.
Rented homes in England need an Electrical Installation Condition Report at least every five years, under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. The rules applied to all tenancies from 2021, which means the first full cycle of reports is expiring now.
England has no public register where an address returns its current certificate and expiry date. The NICEIC checker covers building regulations notifications. Condition reports are outside it. The report exists in three places: with you, with the landlord, and with a tenant who may have moved out twice since.
You know the address, the date you tested it and the interval you recommended. That is a list of dated future work that nobody else can assemble, and for most electrical businesses it sits in a folder instead of a diary.
A report due in ninety days is a reason to make contact that has nothing to do with selling. It rarely arrives alone either. A report that comes back with remedial items is the start of a bigger job, and the electrician who issued the original is the obvious person to quote for it.
Your records cover properties you have already tested. If renewals are going elsewhere, there are four reasons it usually happens and only one of them is a visibility problem. The landlord who used someone else five years ago, and the agent who has just taken on a block, still arrive through search. Ranking for the certificate terms brings in the first report, and the first report puts the address on your list.
Local SEO and Google Ads. Which one leads depends on whether you want the fault calls filled first or the bigger installs.
Map pack position, Google Business Profile accuracy and steady review growth, plus pages for the certificate and install terms that hold their place. Slow to build, then it produces enquiries without a cost attached to each one.
The profile work matters more here than on most trades, because the category you are filed under decides which of the three searches you appear for at all.
Search campaigns on the ground your rankings have not reached: the fault terms at the hours you will answer, and the install terms worth quoting for. Set by area, hours and service, with the wasted terms blocked and call tracking on so cost per enquiry is visible.
Apprenticeship, training and jobs searches sit close to the commercial ones in this trade and will quietly absorb budget if nobody excludes them.
Typical UK job values. A single condition report will not cover a year of marketing. The point of it is that it is dated, it repeats, and it opens the door to the jobs below it.

Local SEO
Months to build and a cost to get there. After that the map pack and the certificate pages keep producing calls with no charge attached to each one. This is the channel that compounds, and it is where the landlord and agent work comes from.
Google Ads
You pay for clicks that do not all convert, so the cost per enquiry sits above a booked job from the map pack. It buys the top of the page immediately, which is what the fault calls need. We give you the figure for your own area on the call. Quoting a national average would tell you nothing.
It depends which of the three kinds of work you want more of. Fault calls are decided in minutes by whoever is at the top of the page, so they go to the map pack and to ads running at the hours you can answer. Certificate work and installs are searched more carefully and go to whoever has the rankings and the reviews. Most electricians run ads for immediate volume while the local SEO builds underneath.
Not from the outside. England has no public register of condition reports, and the certification scheme checkers only cover building regulations notifications. The only reliable list is the one you built yourself by doing the work. That is why your past jobs are worth treating as a marketing asset.
Agent relationships are worth keeping and we would not touch them. The risk is that they are few, and you do not control them. When one changes hands the work goes with it. Search visibility builds a second source that is yours, and it is where a self-managing landlord looks.
Your strongest map position will always be nearest your base, because proximity is a ranking factor and it is the one you cannot argue with. We build visibility for each area you cover and are straight about which are winnable organically and which need ads.
- Google Ads: calls can come within days.
- Google map pack: usually a few weeks once the profile and listings are corrected.
- Ranking pages for competitive electrical terms: three months minimum.
This would depend on your business objectives, budget, and current digital presence. We'll give you the exact figure for your area on the call.
A short call about your patch and the work you want more of, then a snapshot within 24 hours: where you rank for the fault and certificate terms, who holds the map pack in your town, what your ads would cost per enquiry, and what we would fix first.
